Beeton development moves closer to construction

New Tecumseth and the Walton South Simcoe Residential Development Corp have agreed to a subdivision agreement and draft plan whose initial approval will kick-start $4.1 million worth of construction for 123 new homes west of Daniele Avenue in Beeton.

West Country, initially proposed by Alex Troop and his Alliance Homes, and now part of the Walton Group’s projects, covers approximately 88 acres and was OMB approved in March 2011 for 160 homes.

It’s been delayed for the past few years because of servicing issues, as well as the site has been found to contain significant archaelogical – native artifacts. These sites on the property are currently under protection, and the developer is responsible to clear those issues with the Province before construction.

According to the report on tonight’s council agenda for approval, the development interests in the area, including Walton, refused to front-end the cost of Dayfoot Street construction which is required as part of the under service upgrades for water and wastewater. Sorbara Group, which is building a subdivison on the south east side of Beeton, is in talks to finance those works which are also required for its project.

 

The West Country subdivision will generate approximately $3.2 million in development charges, but as per last term’s council decision, those DCs aren’t payable until building permit. Previous to that change, the DCs would have been due upon execution of this agreement.
