The 48-unit Victoria Place condominium proposal on Boyne Street (Alliston) has secured committee of council approval for a zoning bylaw amendment that will permit the high density development in the low density neighbourhood, and also provides relief from maximum height restrictions. It will be ratified when council meets again in two weeks.
Victoria Place, whose developer is Aspen Ridge Homes, will be a four storey residential building, and will also include the town’s first underground parking lot to meet those requirements.
The current zoning on the subject site – 69 and 75 Boyne Street – only permits up to 40 units, and a maximum building height of 11 metres. In this case, the zoning changes allow an additional eight units, and raises the height to 14 metres.
There will be 51 grade level parking spaces, and 41 underground, which is eight more than the minimum number of 84 required in this case.
Neighbours directly north of this development have led the opposition to the plan particularly the overage on units and concern that it will look down on their property. Trees and landscaping are proposed as buffers.
The suites are seven different models and sizes ranging from the smallest 826 sq. ft, one bedroom loft to the two-bedroom 1,328 sq. ft unit, which is listed as sold out. The others are posted 75 per cent sold. These would be conditional because the proposal is not yet fully approved.
A site plan agreement still has to be negotiated and because the units are to be sold, though termed currently as “apartment units,” the proponent has to provide a plan of condominium, which has not been submitted to date, but would be required before occupancy with individual ownership.
