The following is a notice of joint public meeting posted by the Town of Innisfil and County of Simcoe

The Statutory Public Meeting will hear public comments before the Town and the County make any decisions on the applications at future meetings.
THE PURPOSE and EFFECT of amendments SC-OPA-1801, D09-2018-004 and D14-2018-004 is to modify the policies of the County Official Plan, Town Official Plan and Town Zoning By-law to do the following:

PROPOSED CHANGES TO MARINA VILLAGE:

• Increase the maximum number of resort residential units from 1,600 to 2,600;
• Maintain the current minimum number of 400 hotel units;
• Allow conference facility areas throughout the resort (including within hotels, other resort uses and stand-alone facilities);
• Allow the Resort Theatre to be an indoor or outdoor facility;
• Remove the requirement for ground floor commercial uses in mixed use buildings in the Resort Commercial Designation (i.e. residential buildings already permitted in these zones will not be required to have grade-related retail/commercial. Stand-alone commercial buildings continue to be permitted in this zone);
• Increase in the permitted height of the decked parking structure from 2 storeys to 3 storeys. No other height increases are proposed for any buildings or structures beyond what is already permitted within a particular zone boundary, however an allowance for up to six storey residential is proposed on the east side of the marina where a six storey hotel is permitted;
• Increase the number of Resort Residential units permitted to 1,500 (from 1,200 approved by Council in August 2017) before hotel facilities are constructed and modify phasing requirements;
• Enable related changes to the development concept to accommodate the additional units such as internal road alignments, increased on-site parking, updated phasing policies;

PROPOSED CHANGES TO GOLF COURSE:
• Modify policies and provisions to permit additional amenity, recreational, conference facilities, spa, health and wellness facilities, retail and service uses within the existing Recreation Open Space designation (golf course)

NATURAL ENVIRONMENTAL LANDS:
• No changes are proposed to any of the Natural Environment lands or their boundaries.

WHAT ELSE SHOULD I KNOW?
i. The Public Meeting is statutory in accordance with the Ontario Planning Act.
ii. The approval authority for County of Simcoe Official Plan Amendment (File No. SC-OPA-1801)
is the Ministry of Municipal Affairs and Housing.
iii. The approval authority for the Town Official Plan Amendment (File No. D09-2018-004) is the
County of Simcoe.
iv. The approval authority for the Town Zoning By-law Amendments (File No. D14-2018-004 and D14-2018-006) is the Town of Innisfil.
v. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Innisfil/Simcoe County before this matter is passed, the person or public body is not entitled to appeal the decision of the Town of Innisfil/Ministry of Municipal Affairs and Housing to the Ontario Municipal Board.
vi. If a person or public body does not make oral submissions at a public meeting or make written submission to the Town of Innisfil/Simcoe County before this matter is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless in the opinion of the Board, there is reasonable grounds to do so.
vii. If you wish to be notified of the decision of Town Council in respect to this matter, you must make a written request to the Town Clerk at the address below or send an email to planning@innisfil.ca
viii. If you wish to be notified of the decision of County Council in respect to this matter, you must make a written request to the County Clerk at the address below or send an email to John.Daly@simcoe.ca
