Beeton subdivision proposal winding its way through approval process

A Markham based developer is proposing to build 157 residential units along Patterson Street in Beeton between the 9th Line and Wright Street.

The Flato Group – which is paying Markham $1 million for naming rights to that municipality’s theatre – has applied for a draft plan of subdivision, and a rezoning application on the subject site legally described as Part of Lots 11 and 12 Conc. 8, from Agriculture to an Urban Residential-Exception Zone. It would encompass 14.27 hectares.

Portions of the lands located at the southeast corner of Patterson and the 9th Line are zoned Environmental Protection, which is contemplated for residential units as per the proposed draft plan. As such, the Nottawasaga Valley Conservation Authority (NVCA) is a major player in the approval process – and has yet to provide comments on the application.

The proposal includes 111 single detached 12.2 m lots, and 46 single detached 10.7 m lots.

The following studies were submitted in support of the draft plan of subdivision and rezoning applications: Planning Justification Report; Functional Servicing and Stormwater Management Report; Traffic Impact Study; Environmental Impact Study; Geotechnical Report; and, Stage 1 and 2 Archaeological Study. They are all under review by the various internal and external agencies for comments.

At this point, there has not been a public meeting scheduled to deal with the application because it is early in the process.

“We wouldn’t consider bringing the applications forward until such time as we have received satisfactory comments from all internal departments and external agencies,” according to the Town’s planning department. “As you can imagine, any comments received would have to be addressed by the applicant, which adds a lot of time into the application process. This application is in the very early stages of the process (and) do not foresee this application being brought forward anytime in the near future.”
