Site plan approved for new Alliston condo, underground parking floods

New Tecumseth Free Press November 5, 2013 The proposed 48-unit Victoria Place condominium on Boyne Street cleared the site plan approval stage last night – rubber stamp expected next Monday. In addition to the standard conditions including the infastructure servicing, landscaping, development charges, the builder is required to ensure condo owners sign-off holding New Tecumseth responsible for flooding that could take place in the underground parking garage. Schedule E of the site plan agreement, includes a clause whereby “The owner acknowledges that under extreme storm conditions the underground parking area has been identified to flood to a level of 0.18 m (seven inches)…. and is considered acceptable to the owner.” The condo developer is also responsible for protecting two “true butternut tree species located on the adjacent property …. that fall under provincial regulations for endangered species.” Other highlights of the first urban general market condominium development in Alliston: municipal DCs total $1.12 million, $50k for education DCs, and $193k to the County. Cash in lieu for parkland will require $23.6k; and $19.4k for tree compensation.
